chevron_rightAm I required to pay rent or land use fees for recreational or other commonly used facilities?
No, all members own a portion of the land and common elements. All common areas, pool & patio, barbeque grills, patios, clubhouse and exercise room are open to all members, family and guests, as outlined in the Rules & Regulations handbook. Unit owners must be on premises whenever guests are nvited to use the facilities.

chevron_rightCan I dock a boat?
The association has 10 common docks available for rent to residents of Marine Colony only. Dock rentals are on a first come first serve basis. Please see Marine Colony Rules & Regulations for more dock rental information. To arrange for resident boat dock rental please contact the association Dock master.

chevron_rightCan I have a pet?
Each unit is limited to a maximum of two (2) domestic indoor pets. Only one (1) small dog, not to exceed a weight of 20 pounds will be allowed. A Pet Agreement form must be completed and all required paperwork submitted with a two hundred dollar ($200) pet deposit fee that will be held to cover any damages or violations caused by a pet.
All dogs and cats must be registered with the City of Pompano Beach and receive rabies vaccinations in compliance with all city/county/state ordinances and provide yearly proof of vaccinations to the Association.
No pets are allowed to run free under any circumstances and are not allowed at any time on common property including pool or recreation areas or any other common area.

No, there is no club or membership to which you need to become a member.

chevron_rightHow much are my assessment (maintenance) fees to the condominium association for my unit; when are they due and where are the payments to be sent?
Each units' assessment is calculated individually based on a percentage (%) of ownership of the overall condominium per recorded Association documents (Schedule of Shares). Maintenance fees are due on the first (1st) of each month. Payments not received by the tenth (10th) of each month will be assessed a late fee of $25.00.
Payments can be mailed via USPS; online through your bank's "bill pay" program; by credit card online; or by auto debit payment arranged with the association's accounting company.

chevron_rightWhat are my voting rights in the condominium association?
One vote per unit. If more than one person purchases the unit, a single designated voter must be assigned. A voting certificate must be completed designating the voting representative of the unit and signed by all owners of the unit. Voting certificates are kept on file with the Association and is valid until owners' of the unit submit a new signed voting certificate indicating a new designated voter.
All official condominium votes requiring a designated voter signature will be compared against the designated voter's signature on record.

chevron_rightWhat restrictions exist in the condominium documents on my right to use my unit?
Each unit shall be occupied only by an owner, member of his family, his servants, guests or lessee. Nothing shall be hung, displayed or placed on the exterior walls, doors or windows of the unit. No clotheslines or similar devices shall be allowed on any patios or balconies or any other part of the condominium property. No owner shall make, allow or cause to be made, any structural additions or alterations of his unit or the common elements.
